There has never been a better time to purchase a home. The combination of good home prices, historically low interest rates, and the extension and expansion of the Federal Home Buyer Tax Credit has created a near perfect trifecta for would-be home buyers.

We Need Listings

Fortunately, Ames and Central Iowa has been spared much of the housing crisis that has plagued many parts of this country. With few exceptions, we have not witnessed a high number of foreclosures or "short sales"; housing prices have remained relatively stable; and the supply of homes actively available for sale on the Ames Multiple Listing Service is at the lowest since March of 2005.* In large part due to the First Time Home Buyers Tax Credit, we had a very robust summer and fall real estate market. As we plunge ahead into winter with the extension and expansion of the Tax Credit to include many Repeat Home Buyers**, we are again poised for an increasing demand of home purchases.

While we have every reason to believe that demand for houses will continue to be very strong in Central Iowa, we simultaneously are at a very low number of homes available for sale, see chart at HunzikerRealty.com. If claiming the Repeat Buyer Tax Credit is an important consideration to your decision as to whether or not to purchase another home, we recommend that you should list your house sooner rather than later in order to take advantage of this Tax Credit of up to $6500, which will expire on April 30, 2010.
