Price Your Home Right

Time on Market and Sale Price What is your home worth? The real answer is what the market will pay on any given day. Yes, it means supply and demand. Often, what you think it is worth and what the market will pay are different, sometimes very different.

Don't waste your time trying to sell your home when it is priced too high. Nothing good will come of it. You will have to deal with keeping your home spotless, strangers coming through for showings, curious neighbors coming through, and in the meantime, your listing gets old.

A "Right Price Analysis" provides:
  • A comparison of homes currently listed in your price range.
    These are the homes prospective buyers will choose from.

    These demonstrate what buyers were wiling to pay for a house similar to yours.
  • The condition, features, location and updates of your home contribute to overall value and marketability.

Officially, the first day of spring is the 20th of March, but the spring real estate season is already underway. Traditionally the spring is the busiest time of year for residential real estate sales in Central Iowa. As the graph clearly highlights, the three months of March, April and May are historically the months with the most new listings, and the four months of March, April, May, and June are generally the busiest months to sell a home. The spring marketplace is a fantastic time to transact real estate, as it generally features both an abundance of buyers and available properties.

7 year trend However if you are a home seller, be aware that you will also have more competition from other sellers so you will need to ensure that your property is presented in its optimum light. Before your home is available for show, take some time to tidy up the landscaping and yard. Presenting the exterior of your home in a neat and tidy manner can be done for a modest cost and your hard work will help the property look good in the spring sunshine and bloom. Additionally, give your property a spring clean. De-clutter the house and garage to maximize the space you have, and it will also save you hours when you actually come to move.

For buyers, the spring season means you will have more properties on the market to choose from. But be prepared to act quickly should you find the right house, because there is increased competition from many other home buyers, and quality properties do not stay on the market for long.

Tax Time, Credits and Opportunities

Taxes 2011 If you think you may have missed out on energy tax credits because you didn't get to those energy-saving improvements on your 2010 to-do list, think again.

The levels and limits on these energy tax credits are lower than before. But, if the energy saving improvements covered are needed anytime soon, taking advantage of them is still very much worth your while, with the best deals in the bunch offered for components and systems that help you bring renewable energy into your life.

To receive the energy tax credits you deserve at tax time next year, hold on to receipts and Manufacturer's Certification Statements for the items you install, and plan to file 2011 IRS Form 5695.
