Thinking about Remodeling?

When looking around your home, there are probably many things that you would like to upgrade or remodel. These improvements can add value to your home, but they may not increase the value by the full cost that you pay. One project with the highest average return upon sale is replacement of the front door. Nationwide the average cost of changing a steel front door is $1,218, while the added resale value to the home is $1,243. When buyers are searching for a new home, one of the first things that they notice is the front door, so it is an upgrade that could potentially sell your home faster by improving the curb appeal. A Hunziker & Associates Realtor can help you make the right decision as to what improvements will actually make your home worth more when it comes time to sell.

There's an old saying: An ounce of prevention is worth a pound of cure. This is especially true in your home. Preventative maintenance takes just a few minutes of time, but can keep your family safe and minimize costly repairs in the future.

Perform Water Heater Maintenance:
  • Always shut off the power or gas before doing anything to your water heater.
  • At least once a year, drain water from the tank to remove sediment buildup.
  • If your water heater is gas, periodically inspect the water heater burner. The flame under the heater should appear blue with yellow tips. If it's mostly yellow, or if it's sooty under there, your flue may be clogged, which is a dangerous situation.
  • At least once a year, have your water heater inspected by a service technician.

It's Time for the Iowa Games!

It's that time of year again; the Iowa Games are coming to Ames! The Iowa Games have been operating for 25 years. This year the Iowa Games will have 13 team sports and 41 individual sports. The opening ceremony is free and open to the public. It starts at 7:00pm on Friday, July 15, at Jack Trice Stadium. Olympic medalist Shawn Johnson will be the guest speaker, followed by entertainment and fireworks. The first official weekend of the Iowa Games is July 9th and 10th with the triathlon. Then July 14-17 and 22-24 will finish off this even. Visit for exact locations and start times for each event.

Fun Facts about the Iowa Games:
  • In 2010 every county in Iowa had at least one person participate in the Iowa Games, with Polk having the most.
  • Last year, 14,641 people participated.
  • In 2010 the three events with the most participants were bowling, road race, and soccer being the event with the most participants.
  • This year the weekend with the most events is July 16th and 17th, with 41 different events between those two days.

What experts are saying about the Housing Market.

The Wall Street Journal:
Why It's Time to Buy
"Despite all the gloom, there are growing indications that it is a good time to buy... The long-term benefits of homeownership remain very much intact. For now, at least, you can deduct the mortgage interest on your taxes—a big perk for people in higher tax brackets. You get to paint your walls any color you wish, without having to clear it with a landlord. And assuming you can buy a home for about the same price as you can rent one, buying will give you the ability one day to live rent-free. Come retirement time, a paid-off mortgage means your monthly expenses are significantly reduced, and you have a chunk of equity to play with."
spacer Forbes Magazine:
9 Reasons to Buy a House Now
"If you're planning to buy a house right now, the next few months may be the best time to buy... With a convergence of the factors (mentioned in the article) all of which are favorable to the prospective home buyer, there may not be a better time to buy than right now. It's a buyer's market, but like everything else in life, the bargain deals won't last."

The Bottom Line...When the Wall Street Journal and Forbes have articles saying now is the time to buy, maybe it's time to buy.
