2011 Year in Review

As 2011 is now clearly in our rear view mirror, and we are now more than one month into a new year, how do I answer the question, "How's the market?"

I believe 2011 will be marked as the year in which our local real estate market turned the corner. With interest rates below 4% on a 30-year fixed mortgage, and more confidence in the economy, it is no wonder why more people chose to buy a home in 2011 than in 2010. Not only have the number of sales increased, but so have average sale prices in many of our communities. Many communities in central Iowa are demonstrating fewer houses for sale (lower supply) and more sales (higher demand). While I am not ready to proclaim this as a Seller's market, the market is certainly trending toward more balance. What are some possible year-end headlines?
  • 12.5% Leap in Ames home Sales*
  • Average Home Prices in Ames on the Increase*
  • Nevada (Iowa) Reports a 3.5% Increase in Average Home Prices*

2012 Futurecast

Looking ahead, I am increasingly confident that 2012 will continue to build on the positive momentum established in the last half of 2011. I believe that this year we will see a local real estate market that has a healthier balance between home buyers and home sellers. I believe that homes that are competitively priced against their competition will continue to sell within a few weeks, not months. I believe that 2012 will be a great year to buy a home, as interest rates are likely to remain at or near historic lows. I believe in the practice of empowering my clients with the best and most current real estate market information, and trusting them to make informed decisions in their best interest.

National headlines, which not too long ago were highlighting the numerous problems in our residential real estate and home-building markets, are now much more positive in nature.

Pet Resort Under Construction

Ames Pet Resort is now under construction and anticipates a grand opening by late May 2012. The state of the art facility will provide a clean, upscale, odor free, enjoyable environment for both pets and their owners. The mission of Ames Pet Resort is to provide outstanding dog daycare, dog and cat boarding, and grooming services, by certified professionals, ensuring all pets receive the highest quality care in a safe and enriching environment.

The Ames Pet Resort facility, designed and constructed by HCS, is 7,000 square feet with capacity for up to 57 dogs. Boarding suites are as spacious as 60 square feet and building plans feature indoor and outdoor play areas in excess of 3,000 square feet.
