Who do you trust for local real estate information?

  • The local leader of real estate information or a national website?
  • Realtors that have been in the homes and have used local market research to price the home or a website that throws out a WIDE range of prices?
  • A website that has information updated 3 times a day from the main source or a website that gets its information 3rd hand.

For months now we have listened to and read about the pros and cons of all of the candidates. In the same way, when you begin looking for a home, where should you go for the most up to date information. When you log in to HunzikerRealty.com, you are getting information on homes CURRENTLY for sale. Our website is updated 3 times a day from information that is provided to the Central Iowa MLS and to DMAAR. Zillow, on the other hand, gets their information 3rd hand.

FACT Check - here is the an example of 3 homes for sale in Ames

544 Rookwood - HunzikerRealty.com - For Sale $172,000
Zillow.com - For sale $172,000 Zestimate $184,721
Zillow.com - For Sale $172,000 Zestimate $165,630
So not only does the Zillow website have the same house listed for sale twice, they give it 2 different estimates on what they think the price should be.

1324 Nixon - HunzikerRealty.com - Does not appear because it is sold. Property closed 8/6/2012.
Zillow.com - For Sale - $159,900. Unfortunately this listing was Cancelled on 4/13/2012 and relisted with another company, who later got is sold on 8/6/2012.

3472 Southdale Dr. - HunzikerRealty.com - does not appear as it is not currently listed for sale.
Zillow.com - For Sale $119,900 - this listing was cancelled on 8/15/2012.

Winterizing Your Home

You'll get a season's worth of savings and peace of mind by taking a few steps in the fall to get your home ready for cold weather.
  • Gutters & Roofs - Clean leaves and other debris to allow rain and snow properly drain. Debris may cause ice dams to form, which may cause added weight with the potential of damaging gutters, with extra water possibly entering the house and causing mold. Replace missing shingles.
  • Block Leaks - Both inside and out to keep cold air from entering, check window frames, door frames, and electrical outlets. Walk around home on breezy day & check seams.
  • Add Insulation - attics should have a minimum of 12 inches of insulation.
  • Check Heating & Cooling System - turn on the furnace to insure proper function before winter hits. Remove leaves and debris from outdoor cooling units & protect with waterproof cover; remove window air conditioners.
  • Inspect Chimney & Fireplaces - check for animals & proper ventilating, glass doors can be installed for insulation.
  • Reverse Ceiling Fans - reversing ceiling fans will push heat down & recirculate that air.
  • Wrap Pipes - to prevent pipes from bursting.
  • Check Alarms - change batteries & test with a little bit of actual smoke to insure proper functioning. (Tip: Smoke Alarms are recommended to be changed every 10 years)

Hunziker & Associates is a Drop Off Site for The Ames Community Pass Along Party

Food at First Meal Program in Ames hosts a Pass Along Party in early December to help some special families in our community. Children and adults at the free dinner are given the opportunity to Christmas shop from the donations at no cost. The best part about it, no one buys a thing to donate. You simply gather gently used items you no longer need. It is a great way to help make the holidays extra special for many families in our community that often struggle to put food on the table, let alone presents under the tree. It is also great life lesson for your kids as well, especially this time of year. We can all find a toy around home that our children would never even miss. They CommunityPassAlongItemsPic accept new or gently used items, including household items because keep in mind, the kids shop for their parents too. They even have a gift wrap station, so gift wrapping supplies are greatly appreciated as well. They do not accept clothing or furniture.
