Market Recap First 6 months

The first 6 months of 2013 reflect a decrease in sales compared to the same time frame of 2012. This can be partially due to the lack of homes for sale. In the Ames Residential market, the homes currently listed for sale is down 35% compared to the number of listings 1 year ago. Certain price ranges are seeing a real lack of inventory, causing those homes that come on the market that are priced correctly and in good condition to sell quickly. For example, in the price range of $175,000-$225,000 there are currently only 15 homes for sale. In the first 6 months of this year, 67 homes have already sold in that same price range. Interest Rates are on the Rise

InterestRateChart Mortgage rates moved to within a hair of the 4% barrier this week, according to mortgage giant Freddie Mac.

The average rate for 30-year, fixed-rate loans rose 0.07 percentage point to 3.98%, and is up 0.63 percentage point since the week of May 2. Rates have not been this high since the week of April 12, 2012.

Click to go to video The recent improvement in the employment picture should result in more home buying, which would pressure rates even higher. Rates have also been going up because the Federal Reserve has signaled that it might cut back on buying mortgage-backed securities. If that happens, lenders would likely charge higher rates to make the securities more attractive to other buyers.

The increase will boost monthly mortgage payments for homebuyers by about $33 for every $100,000 borrowed. Gumbinger said that will discourage some existing homeowners from refinancing their loans if they already have a competitive rate but "[It] shouldn't be a major setback for a home purchase transaction."

Home Renovation Boom

With the real estate market heating up, it appears that American homeowners are ready to start remodeling again. After years of decline, home-improvement spending increased 9% in 2012, according to the Joint Center for Housing Studies at Harvard University, which predicts a double-digit surge for 2013.
