Are You a Ready Buyer?

As of this writing, there are 9 inches of snow on the ground and no signs of spring, yet the spring real estate market has already begun as we are seeing a rapid increase in the number of homes going "under contract," or "sale pending." We have already witnessed several competing offers on homes thus far this year. In making and presenting an offer to a home seller, there is a distinct advantage to the home buyer who is already pre-approved as opposed to one who is simply pre-qualified. The home seller and the Realtor® representing the home seller, will almost always give greater weight and credibility to the offer of the home buyer who has a written letter of pre-approval.

For those of you who are looking to purchase a home, ask yourself,
"Are you a ready buyer?"
  • Are you "pre-approved" to make a purchase, or merely "pre-qualified."
  • Has your Realtor® shared with you the market values of comparable properties?
  • Have you discussed negotiation strategies with your Realtor®?
  • Should you find the house that you want, are you prepared to take action?

March Madness, Real Estate Style

MarchMadness For many college basketball fans, March means one thing, "March Madness", the annual NCAA Basketball Tournament which declares a single, national champion. As Realtors we celebrate a similar March Madness in the form of Residential Real Estate Madness. March historically marks the beginning of a very busy four month period in real estate sales, and this year should be no different as we come off of a red-hot February. Unlike NCAA Basketball March Madness, we will not crown a Championship winner, but we will instead celebrate the successes of many home sellers and home buyers who successfully accomplish their real estate goals. If selling or buying a home is a goal of yours, we would like to assist you and celebrate in your success.

How to Claim Your Energy Tax Credits

If you upgraded one or more of the following systems last year, you may be eligible to take a tax credit - up to $500 - on your return.
  • Heating, ventilation, air conditioning
  • Insulation
  • Roofs (metal and asphalt)
  • Water heaters (non-solar)
  • Windows, doors, and skylights
How to claim the energy tax credit
  1. Determine if the system you installed is eligible for the credits. Go to Energy Star's website for detailed descriptions of what's covered; then talk to your vendor.
  2. Save system receipts and manufacturer certifications. You'll need them if the IRS asks for proof.
  3. File IRS Form 5695 with the rest of your tax forms.
